Job Title: Maintenance TechnicianSalary: $20 to $21 per hourSchedule: Monday - Friday | 8:00am-5:00pm plus on-call rotationBenefitsPhysical wellness: Medical, dental, vision, and mental health coverage options.Financial wellness: Competitive pay plus basic life insurance and matching 401K contributions.Mental and emotional wellness: Generous time‑off plan includes 10 paid holidays, a community service day and your birthday.Perks: Mentoring, professional development, discounts, tuition reimbursement, robust recognition program.About the PositionWe're looking for a talented maintenance technician who will be responsible for addressing maintenance duties as specified by the maintenance supervisor or property manager, maintaining high standards of customer service and curb appeal.Perform repairs in electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance.Carpentry duties include wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, ceramic tile repair.Preventative maintenance: siding, painting, lighting, sprinkler, pool, golf‑cart, elevator, etc.Maintain work order system, ensuring timely completion.Inspect property grounds, buildings, and common area amenities for safety, cleanliness, and identify issues.Assist with emergencies: snow removal, inclement weather, fires, floods.Communicate promptly with leadership about maintenance issues.Observe and promote safety and risk management per local, federal, state, company rules.Participate in emergency on‑call/after‑hours assignments per response times.Promote customer satisfaction via cleanliness, curb appeal; interact professionally with residents.Foster positive relationships with residents, other properties and agencies.Maintain professional demeanor and appearance.Adhere to company risk management program.Education and ExperienceHigh school diploma or equivalent.At least one year of experience in property management or related field.General maintenance and carpentry skills.Skills and RequirementsValid driver's license, clean driving record, current auto insurance.Proficient in reading, writing, and understanding English.Ability to use office equipment (phone, fax, printer, copier, key track system).Excellent customer service and interpersonal skills.Strong organizational and time‑management skills.Ability to multi‑task.Basic math skills.Capable of defusing situations with angry or difficult people.Maintain confidentiality.Professional appearance and uniform compliance.Compliance with all safety requirements.Complete Avenue5 Fair Housing, Diversity and Inclusion Training within the first 30 days.#J-18808-Ljbffr
